Ontario Consumer Protection Act: cancelling a roofing contract
Written by Marc D., GCT Expert Analyst · Updated April 2026 · 3 min read
Ontario homeowners can cancel a door-to-door roofing contract within 10 days — no reason required. Here is exactly how, and the other CPA protections that apply.

Direct answer
In Ontario, your roofing-contract rights rest on the Consumer Protection Act, 2002 (CPA) and the Ontario Building Code. The two most powerful protections: a 10-day cooling-off period for any direct agreement (door-to-door, in your home), and a mandatory written contract with specific disclosures for any consumer agreement above $50. These rights exist whether you invoke them or not — but documenting your steps is what makes them enforceable.

1. The 10-day cooling-off period (s. 43)
For any direct agreement — a roofing contract solicited or signed somewhere other than the contractor's place of business (i.e. your home) — the CPA grants you 10 days from receipt of the written copy to cancel for any reason or no reason.
How to exercise:
- Send written notice (email, registered mail, courier)
- Keep proof of delivery
- No justification required
- Contractor must refund all payments within 15 days
- If the contractor has started work, they must remove materials at their cost
2. Mandatory written contract content (s. 35 + Reg. 17/05)
Every roofing direct agreement above $50 must include:
- Supplier legal name, address, phone, email
- Date of the agreement
- Detailed description of goods and services
- Itemized price + total + delivery / completion date
- Payment terms (deposit, balance, holdback)
- A clear statement of the 10-day cancellation right
- Refund and dispute-resolution terms
Missing any of these gives you up to one year to cancel under s. 43(2).
3. Deposit cap and prepayment rules
The CPA does not impose a hard percentage cap, but Ontario contract law and best practice limit deposits to 10% of contract value. Larger deposits — combined with insufficient written terms — are a strong indicator of risk and a common ground for cancellation under CPA misleading-representation provisions.
4. Misleading representations (s. 14)
The CPA prohibits:
- False claims about qualifications, certifications, WSIB or insurance
- Exaggerating roof damage urgency
- "Today only" or phantom discounts
- High-pressure tactics to sign immediately
- Misrepresenting the contractor's identity, location or affiliations
A breach allows full contract rescission plus damages.
5. Available remedies
Direct cancellation
Written notice within 10 days, refund within 15 days.

FAQ — Ontario CPA + roofing
Does the 10-day cooling-off apply if I sign at the contractor's office?
No. The direct-agreement protection applies to contracts signed in your home or otherwise outside the contractor's regular place of business.
What if the contractor has already started the work?
You can still cancel within 10 days. The contractor must remove their materials at their own cost and refund any prepayment within 15 days.
Can I cancel after 10 days if the contract is missing required content?
Yes. Under s. 43(2), missing mandatory contract terms extend the cancellation right to up to one year.
